Projects to transform southern end of Regent Street with nearly 170,000sq ft of mixed-use space

The Crown Estate has announced a pair of major retrofit schemes in the West End with Piercy & Company and Emrys Architects named as lead architects.
The two schemes would transform the iconic curve of Regent Street, where it meets Piccadilly Circus, providing nearly 170,000sq ft of new off, retail and hospitality space combined.
Piercy & Co are leading the refurbishment of the grade II-listed building at 10 Piccadilly, the prominent corner building which juts out into the junction with Regent Street to its north, Piccadilly Circus to its east and Piccadilly to its south.
The mixed-use scheme would create around 63,000sq ft of office space in the building and a 26,400sq ft hospitality destination across its ground, basement and first floors, along with 1,700 sq ft of retail space on Regent Street.
Meanwhile, Emrys is working on plans to combine two existing office buildings at 21-29 Glasshouse Street into a “best-in-class” commercial scheme offering 63,000sq ft of workspace and a rooftop terrace.
The development will also include 15,500sq ft of retail space in its basement and ground floor as part of the Crown Estate’s wider aim of rejuvenating this part of the West End.
The two schemes are the latest in the landowner’s long-term vision to leverage its 10 million sq ft London portfolio following Orms’ proposed 124,000sq ft redevelopment of One Hanover Street, announced earlier this year.
Kristy Lansdown, managing director of development at The Crown Estate, said the pair of schemes “mark the next step in our long-term vision for the West End, redeveloping historic buildings to reinvigorate an equally historic place”.
Lansdown added: “Our ambition is to shape a destination that continues to attract world-class businesses and visitors, while strengthening the city’s future resilience. Through long-term planning and investment, we are working to deliver a West End that will thrive for generations to come.”
The projects come at a time of heightened development activity for the Crown Estate, which announced three projects in 2024, New Zealand House, 10 Spring Gardens and 33-35 Piccadilly, which are set to deliver around 250,000 sq ft of commercial space combined.
Last week the firm also submitted a £2bn masterplan to transform the Cambridge Business Park, on the outskirts of Cambridge, into a mixed-use district containing up to 500 homes and 16 office buildings.
