Proposals by Urban Innovations seeking to link city centre with new regeneration district

Belfast-based practice Urban Innovations has submitted plans for a three-block residential scheme in Bristol including a 24-storey student accommodation tower.

The Houlton Street scheme has been designed for developer MRP and will contain 564 purpose-built student homes, 182 build-to-rent apartments and 39 affordable homes.

The site is positioned on the western edge of the Frome Gateway, a 15ha industrial area just east of the city centre which Bristol council has earmarked for residential-led regeneration.

Urban Innovations said its vision for the scheme is to act as a strategic link between the city centre and Frome Gateway, strengthening the visual connection between the two areas and creating new movement corridors from east to west.

The proposed buildings would replace a series of single-storey industrial and commercial buildings on the site with the 24-storey student tower, an 11-storey built-to-rent block and an eight-storey affordable housing block.

The scheme is also aiming to secure the long-term future at the site for Trojan Education and Training CIC, a youth sports recreation facility, food bank and community counselling service which has been operating on the site since 2022 on a meanwhile-use arrangement.

The organisation has said it welcomes MRP’s planning application for providing an opportunity to “secure a permanent home where we can continue to grow our work and support even more people”.

Urban Innovations is lead architect and principal designer with the team also including planning consultant Avison Young, civil and structural engineer Ian Black Consulting, landscape architect Park Hood, transport consultant Ridge and ecology consultant Ramboll.
