Scheme to replace multi-storey carpark in Mitcham with 249 social rent homes
Pollard Thomas Edwards has been given the green light for plans to replace a multi-storey car park in south London with 249 social rent homes.
The Majestic Way scheme in Mitcham has been designed for a partnership between housing association Clarion and Merton council, and will also contain new retail units and a community centre.
The existing car park is connected to a three-storey block containing eight ground-floor commercial units with both elements of the 1ha site to be demolished to make way for the new scheme, which will rise to 11 storeys.
Merton council said the approved development responds directly to its vision for a “stronger, greener and more connected” town centre by transforming an underused site into a mixed-use neighbourhood.
PTE’s designs for the scheme have sought to reference Mitcham’s 1930s architecture with curved forms, including a six-storey corner block with a curved facade facing a proposed public realm and market area designed by landscape architect BDP.
Partner at the practice Simon Whitley said PTE’s approach was to create a development that “responds to Mitcham’s character and heritage while delivering high-quality homes, active streets, improved public spaces and new community facilities”.
Whitley said the scheme demonstrates how “thoughtful, design-led regeneration” can transform an underused town centre site into a “place that supports both existing and future communities”.
Clarion chief development officer Richard Cook said the project was “about investing in Mitcham’s high street as much as it is about new homes”.
“We’ve worked hard with Merton’s officers, local residents and the Design Review Panel to get this right, and we’re proud of how it has evolved as a result,” he added.
The project team includes BDP on public realm and landscape, Lichfields on planning, Robert Bird Group on civils and structures, Aecom on MEP, WSP on transport and Savills on townscape.
The council’s decision will now be referred to Sadiq Khan for stage two approval.
