Redevelopment to replace New Era estate with 200 homes

Plans by Allies and Morrison to replace a 1930s housing estate in Hackney with 208 new homes have been given the green light by the local council.

The scheme for Dolphin Living and Hill Group will redevelop the New Era Estate as a 13-storey building containing one- to three-bed homes, 50% of which will be affordable by habitable space.

A total of 109 homes will be built for private sale with 99 to be offered at intermediate rent, with the majority of the affordable homes to be let at a discount of 20% to London Living Rent in perpetuity.

The development will also provide 384 sqm of flexible retail floorspace and a central landscaped communal courtyard garden.

The estate was purchased by Dolphin Living in 2014 following protests by residents over proposals to increase its rent by the site’s former US owner, Westbrook Partners.

Residents, who will be offered replacement affordable housing in the scheme, have temporarily relocated to nearby 333 Kingsland Road and will return to the completed development once works are finished.

The first residents are expected to move into their new homes towards the end of 2028 and completion of the full development is anticipated by the end of 2029.
